Short-Term Rental Insurance Basics for Investors

Why a standard homeowners or landlord policy may not cover a short-term rental, what types of coverage to compare, and questions to ask an agent.

Your regular policy may not respond

Homeowners policies are written for owner use. Landlord policies are written for long-term tenants. Either may exclude or limit coverage for paying transient guests, so a claim can be denied for a use the policy never contemplated. Do not assume; ask.

Coverage types to compare

Property coverage for the structure and contents, liability coverage for guest injuries and damage to others, loss-of-income coverage for time the property cannot be rented after a covered loss, and coverage for your furnishings and equipment. Some carriers write policies specifically for STRs, and some combine them with commercial coverage.

Platform host protection programs can supplement insurance, but they are not the same thing, with their own limits and exclusions. Read the terms before counting on them.

Questions to ask an agent

Is short-term rental use covered as written? What are the liability limits? Is loss of income included, and for how long? Are there exclusions for hot tubs, pools, or short lease terms? Does the policy cover guests you host through platforms? Does an umbrella policy apply on top?

Budget it before you buy

STR coverage can cost more than a standard policy, and price depends on location, property features, and coverage limits. Get a quote during due diligence and put it in your operating budget. This is general information, not insurance advice.
