Check Short-Term Rental Regulations First
We check what a market allows, then run cash flow, cap rate, and return projections for a specific property.

Deterministic financial math
Cap rate, cash-on-cash, and DSCR are computed by formula from your inputs, never an LLM guess.
Regulation-first analysis
Every deal is checked against local short-term rental rules before the return math is shown.
Source-cited regulation data
Regulation facts link back to the statute, ordinance, or government page they came from.

AI Property Manager
A per-property AI that drafts guest replies and coordinates maintenance once you own the place. The analyzer above is what exists today.
How it works
Screen markets
Screen cities for STR-friendly regulation and revenue potential before you commit capital.
Analyze a deal
Enter an address and purchase assumptions to get regulation, risk, and revenue analysis with a cash-flow projection and a BUY/WATCH/REJECT verdict.
Compare & track
Save analyses, compare deals side by side, and track a property once you own it.
How this works
Cash flow, cap rate, cash-on-cash, DSCR, the multi-year projection and the composite score all come from the STRVE Engine, which itemizes eight operating cost lines instead of hiding them in one expense ratio. It is deterministic: the same inputs return the same answer every time, and nothing is a BUY unless it actually cash-flows.
AI does one bounded job, estimating the market inputs nobody publishes and researching regulation, against a fixed grading rubric and validated before a number reaches a calculation.
Regulation is held as a research record, not a paragraph of text. Every market is scored across seven levels of authority, each with its own citations and verification date, and the headline score is the strictest of the seven, never an average.
Disclaimer
STRVE is a research tool, not financial or legal advice. Always verify regulation, tax, and permitting details with the local jurisdiction and a licensed professional before you buy. Regulation data is refreshed periodically and shown with the date it was last verified, rather than guaranteed real-time; treat every result as a prompt to re-verify with the jurisdiction, not as current fact. Revenue, cash-flow, and return figures are model estimates built from the inputs you provide and general market assumptions; actual results will vary.
