Privacy Policy

Data collected

Account information: email address and name, collected and managed via Clerk when you sign up or sign in.

Billing information: subscription and payment status via Stripe. We never store your card number ourselves; Stripe handles all payment card data directly.

Usage data: which features you use and how often, so we can enforce plan usage quotas and improve the service.

Analysis inputs: property addresses, financial assumptions (purchase price, down payment, rate, ADR/occupancy estimates, etc.), and any saved reports or history you create while using the app.

Referral details: if, and only if, you opt in to an introduction described under "Data sharing" below, the name, email address, and (where you choose to provide it) phone number you enter on that form, together with a record of the exact disclosure you agreed to and when.

How you found us: if you arrived through a partner or campaign link, we record that link’s code, the website you came from (its domain only, never the full address of the page), and any campaign tags in the link. We record this once, on your first visit, and it is not updated afterwards. We do not record your browsing history or the pages you visit elsewhere.

How we use it

We use the data described above to provide the service (running analyses, saving your portfolio and history), to enforce the usage quota tied to your plan, and to provide customer support when you contact us.

Data sharing

Service providers: we share data with the vendors that operate the service on our behalf, including Clerk (authentication), Stripe (billing), the Anthropic API (AI-generated estimates), PostHog (product analytics), and our hosting provider. These vendors process data only to provide their service to us, not for their own independent purposes.

Our own staff: a small number of people who operate STRVE can access account data, including saved analyses, when it is necessary to run, support, secure, or debug the service, or where the law requires it. That access is for operating STRVE only. It is not a route by which your information reaches a broker or any other third party. That happens solely through the opt-in introductions described below, and only for the specific property or market you asked about.

Aggregated / anonymized data: we may compile and share de-identified, aggregated market statistics (for example, zip-level demand trends) that cannot be used to identify any individual user or their specific properties.

No sale or cross-context advertising sharing: we do not currently sell personal information, and we do not currently share it for cross-context behavioral advertising, as those terms are defined under the California Consumer Privacy Act (CCPA/CPRA) and comparable state laws.

Opt-in referrals only: we may, from time to time, offer optional, clearly labeled introductions to third parties (for example, lenders or real estate brokers). Your information is shared with such a partner only if you explicitly opt in to that specific introduction; it is never shared by default, and declining costs you nothing. Before you opt in we show you what we would share, who receives it, whether we are paid anything for the introduction, and any personal or business relationship between us and that recipient. Where the introduction is to a specific broker we identify them by name, brokerage, and license number; where your request is routed through our referral desk to an independent licensed broker for your market, we tell you that instead, and we disclose that one of the brokers we route inquiries to is a co-owner of STRVE. Every broker we introduce holds their license with their own independent brokerage rather than with us. You can withdraw an introduction request at any time from your account.

Onward referrals by a partner: a real estate broker we introduce you to may not be licensed in the state your property is in. In that case they may offer to refer you to a broker who is, and may receive a referral fee from that broker if you complete a purchase — paid out of that broker’s commission, at no additional cost to you. They will ask your permission before passing your details to anyone else, and you are free to decline and keep working with them or with nobody at all.

Advertising

We do not currently display third-party advertising anywhere on this site, and we do not currently share personal information with any advertising network.

We may introduce advertising in the future, most likely on the publicly accessible pages (for example the short-term-rental rules pages, guides, glossary, and calculator) rather than inside the signed-in product. If we do, we will update this policy before any ads go live, identify what is shared with an advertising partner and for what purpose, and provide the consent controls and opt-outs required in your jurisdiction.

State privacy rights

You can request access to, or deletion of, your personal information at any time by contacting us at support@strve.org.

Because we do not currently sell or share personal information for cross-context behavioral advertising, we do not presently offer a "Do Not Sell or Share My Personal Information" control. If that ever changes, we will add one and say so in this policy before the change takes effect. We honor access and deletion requests consistent with applicable state privacy laws (e.g. CCPA/CPRA) and GDPR-style requests through the same contact path regardless.

Retention

Saved analyses and history are retained until you delete your account. Upon a deletion request, we delete your account data, including saved analyses and history. A small amount of billing and cost-accounting records may be retained in de-identified form (no longer linked to your account) for accounting and audit purposes.

One limit worth stating plainly: if you opted in to an introduction and we already sent your details to that partner, deleting your account removes our copy but cannot recall theirs. Tell us when you make a deletion request and we will pass it on to any partner we introduced you to, or you can contact them directly.

Changes to this policy

We may update this policy as the service changes, for example if we add a new service provider, introduce advertising, or change what we collect. When we do, we will revise the "Last updated" date at the top of this page.

For a material change in how we use or share information we have already collected from you, we will give notice before the change takes effect, by email to the address on your account or by a prominent notice in the app, and obtain your consent where the law requires it. Material changes are not applied retroactively without that notice. If you disagree with a change, you can stop using the service and request deletion at support@strve.org.
